Company Overview

Sydney Harbour Investment Partners (SHIP) is the developer behind Novaporte, a transformative infrastructure platform located in Sydney Harbour, Nova Scotia. Positioned just six nautical miles from the Great Circle Route, Sydney Harbour is one of North America's most strategically located deep-water, ice-free ports, offering direct access to Atlantic shipping lanes and global markets.

Developed in partnership with Indigenous communities, Novaporte brings together port infrastructure, rail connectivity, offshore wind development, defence assets, energy projects, and future digital infrastructure within a single integrated platform. All 13 Nova Scotia Mi'kmaq communities participate in the project through a longstanding partnership agreement, creating a foundation for long-term economic growth and Indigenous ownership.

With more than a decade of planning, permitting, engineering, and partnership development completed, Novaporte is positioned as one of Canada's most significant emerging infrastructure investment opportunities.

Project Overview

Novaporte is a multi-phase infrastructure development designed to transform Sydney Harbour into a strategic hub for trade, energy, defence, logistics, and digital infrastructure. Phase One, targeted for delivery by 2030-31, is anchored by Canada's decision to establish Sydney Harbour as the future homeport for its Polar Class vessels.

The initial development program includes:

  • Rehabilitation of the Cape Breton rail corridor
  • Coast Guard and multi-purpose marine infrastructure
  • A rail-served liquid bulk terminal
  • Offshore wind marshalling and operations facilities
  • Shared transportation and utility infrastructure supporting future growth

Subsequent phases will expand into offshore wind generation, transmission infrastructure, AI and digital infrastructure campuses, energy development, and Arctic logistics capabilities, creating a diversified infrastructure platform with multiple long-term revenue streams

Investment Highlights

A Minimum US$1 Billion Phase One Program

Phase One represents a minimum US$1 billion investment opportunity, including rail rehabilitation, marine infrastructure, bulk logistics facilities, and offshore wind support infrastructure. Shared infrastructure creates capital efficiencies while enabling multiple revenue-generating assets.

Strategic Deep-Water Atlantic Gateway

  • Deep-water, ice-free harbour
  • 16.5-metre navigation channel
  • Year-round operations
  • Direct access to major North Atlantic shipping routes
  • Strategic location for trade, defence, and offshore energy development
  • Offshore Wind & Clean Energy Platform

Novaporte has already positioned itself within Nova Scotia's emerging offshore wind sector through Novaporte Wind Canada LP and its partnership with Membertou First Nation. The project is designed to provide marshalling, assembly, logistics, and long-term operations support for future offshore wind development.

Diverse Long-Term Revenue Streams

The platform is structured around assets expected to generate:

  • Contracted infrastructure revenues
  • Port and terminal revenues
  • Long-term lease income
  • Concession-based revenues
  • Energy and logistics service revenues

Many of these assets are expected to operate under long-term agreements spanning 25 to 50 years.
